Can I build a dock on the water?
Dock construction is prohibited and docks that are currently built on property owned by Pom Lake could be removed. Prior to our purchase, there were no agreements or extensions in place to allow any individual homeowner to build any structure, neither permanent nor temporary, outside of the boundaries of individual lots. There is no easement in place related to the lake and areas now owned by Pom Lake and therefore no future construction will be permitted and any structure that is totally or partially on land/water that is owned by Pom Lake may be removed at some point in the future. There is also an increased risk of liability because the structure is not on your property so is not covered by your liability coverage if someone should be injured. We want the homeowners of Blue Lake Springs to be able to enjoy our lake and continue to use it, but without any structures that could ultimately end up in disrepair and become a hazard for others and damage the wonderful serenity and beautiful views that are there to enjoy.
Where can I put my boat in the water?
The boat ramp in located on the north side of the dam on the west end of the lake. The dam and spillway area is owned and managed by Highland Development, and the maintenance is provided by Blue Lake Springs Homeowner's Association. The access is key controlled and also managed by your HOA management. Boats can be launched from lots that adjoin the lake but no assist devices can extend onto Pom Lake property for the purpose of boat launching and no boats can be left overnight on Pom Lake property.
I have a lot that backs up to the lake, do I own any of the water?
Please understand that the rear property lines of each individual lot owner is specific as platted. Your rear property line does not fluctuate with water levels and at high water levels your property might extend into the water but at low levels may be several feet from the water line. We encourage all homeowners with lake front lots to ensure that you are aware of where your rear property line is before making any alterations or changes at or near the water line. Please make no assumptions that you do or do not own any portion of water and also be mindful that the water lines do fluctuate greatly with water level variations.
Can I leave my boat in the water over night?
No boats will be authorized to be left on the water over night or after lake hours. Boats must be removed daily.
Can we access the area between the lake and the pond from the American River gate?
The lot (Lot 127) located at 266 American River with the locked gate is owned by Shadow Properties, LLC. There is no access granted via this gate (through it, over it, or under it) to access the pond or the east end of the lake. Access from this point is strictly prohibited and and violators will be considered trespassing.
